An ADU Can Be Your 2nd Sellable Asset!!

We're thrilled to share a ground-breaking update in real estate legislation that is poised to change the landscape of housing options and real estate investments in CA!

As of 2024, a new law has been implemented which allows homeowners to sell their Accessory Dwelling Units (ADUs) independently from the primary residence.

This transformative rule opens up an influx of affordable housing opportunities and provides current property owners with a fresh avenue for investment and income.

ADUs, commonly known as "granny flats" or "in-law suites," have traditionally been used as additional living spaces for family members or as rental units, while remaining under the ownership of the main property's deed.

However, with the 2024 law, these units are now eligible for separate titles, making it possible for them to be sold and purchased as stand-alone properties.

This change is expected to incentivize the creation of more ADUs, thereby expanding the housing market and offering new solutions to address housing shortages in densely populated areas.
